Hot pressure dies off quickly in shower
« on: October 19, 2009, 01:19:42 AM »
Hi, my wife and I have just bought our first home, it's a 1950s brick and tile. We just started moving in and found that the hot pressure in the shower starts out ok but after ~15 secs dies away to a dribble. Given the age of the house I guess it's a low pressure system. I can live with low pressure but not "no pressure"! I'm somewhat handy and can follow instructions to resolve/ further diagnose the problem. Any advice would be much appreciated; obviously being our first house we're trying to save money by DIY where ever possible but accept I may have to call in a plumber.

Cheer,
Rhys

Sounds like an old Felton mix.. I'm guessing the washer is worn out and your water temperature is to high.. What happens is the washer starts to swell up as the temperature gets hotter and that's why the pressure drops. To remedy this turn the water off to the house pull the mixer out and replace it (about $100). If its a Felton you will still be able to get spare parts for it (wouldn't recommend that though). I would also recommend installing a tempering valve to go easy on the rest of the tapware.

Another reason for this happing is the cold water pressure being higher then the Hot water pressure and so the Hot water gets pushed back through the mixer body. So you either have a mains pressure mixer (which is wrong) or you need to reduce the cold water pressure going into the mixer (another way is using a check valve).  Remove the faceplate so you can access the mixer, you should find small isolation valves on the left and right side of the mixer body, just isolate the cold a bit more (depending on mixer). In both cases I would replace the mixer

Hope this helps.
Please note that the advice I am giving is only my opinion and not necessarily a fact.  Please refer to our terms and conditions.

Thanks for your reply. I forgot to mention that the shows doesn't have a mixer! Just 2 taps! The thing is, the pressure dies away before we even try mixing in some cold. Also I've noticed a sort of ticking noise from water cylinder after hot water has been used then it stops.

New info!
Ok so we came in today and the shower is fine. When we tested it yesterday it was right after we had run a bath (6 years in flat with no bath! It was great!). Would this suggest that there is a header tank in the ceiling that is being exausted? Maybe a faulty float valve? I'll get up there soon and have a look (in beetween 101 other maintainence tasks that are on my door step as a new home owner!) Thanks again for your help.
